M&G Real Estate has bought London Square office park in Guildford, Surrey, for £43m.
It bought the park comprising three blocks totalling 124,310 sq ft from IM Properties.
The 4.6-acre site also includes a 313-space car park and a nursery.
HSBC Bank and Baker Tilly are among the seven tenants at the scheme.
Hugo Henkes, director, investment management at M&G Real Estate, said: “This is an excellent opportunity to undertake an extensive refurbishment of two town centre buildings whilst taking advantage of the shortage of Grade ‘A’ accommodation and lack of development pipeline.”
Knight Frank acted for M&G Real Estate; JLL represented the vendor.
