McAleer & Rushe is to build the first speculative offices in central Brighton for 10 years.
The Northern Irish developer will start work on the Urban Innovations-designed 32,000 sq ft City View scheme immediately.
Harold Stiles Williams and Knight Frank have been instructed to let the property, which is part of the New England Quarter development next to Brighton station.
Rents of around £26 per sq ft are expected.
