Ardstone Capital has bought Kestrel House on Clanwilliam Street in Dublin from a private investor for £7.2m.
The site has planning permission for 64,000 sq ft of offices which Ardstone will develop speculatively in partnership with Hardwicke. The scheme has an estimated GDV of £36.3m.
Construction is to start in the summer and complete by late 2016.
JLL acted for Ardstone and Hardwicke has been appointed sole letting agent on the scheme. The vendor was not represented.
