MIPIM: Ballymore has submitted a revised detailed planning application today for phase three of the Snowhill development in Birmingham.
The move was announced on the Greater Birmingham stand at MIPIM this morning as Birmingham set out its £600m masterplan.
Three Snowhill is the final phase of the 1m sq ft Snowhill development, which has created a grade A city centre office campus next to Snow Hill station. The development sits within the Snowhill masterplan.
Three Snowhill will be a 400,000 sq ft, 16-storey, office tower comprising 360,000 sq ft of offices, with 40,000 sq ft of ground floor leisure and retail space, including a health club. Ancillary parking will be provided over lower ground floors.
Developer Ballymore secured planning consent for the building last year. The revisions include increasing the size of the building from 13 storeys to 16 storeys.
Richard Probert, director at Ballymore, said: “This is the right time to move forward with Three Snowhill. We were encouraged to push ahead with the scheme after securing the letting of the last available space in Two Snowhill to HS2, and seeing the launch of the Snow Hill Masterplan – which demonstrates the ambition and strategic vision needed to enhance and expand Birmingham city centre’s valuable business district.
“The masterplan aims to attract more investment, business and people into the city – and we are aiming to capitalise on these plans with the delivery of Three Snowhill.”
Probert confirmed that Ballymore was in detailed talks with a number of possible funders, although he would not confirm any names. Market observers believed that Hines could be interested in this third phase, after partnering with Ballymore on the neighbouring Two Snowhill scheme.
Probert said that Ballymore hoped to deliver Three Snowhill by Q3 2017.
Today’s announcement follows Birmingham city council’s unveiling of its £600m Snowhill master plan last month. The masterplan will generate more than 2m sq ft of new, grade A office space.
Waheed Nazir, director for planning and regeneration at the council, said: “Three Snowhill will be an exciting new addition to the sites being built in Birmingham to cater for an increase in demand from businesses for quality office space.”
