Estate agents have come under attack from all sides as more homebuyers, sellers, landlords and tenants made complaints last year.
The property ombudsman said there had been a 42% increase in complaints in 2014, leading to 3,000 new cases.
Common complaints were made regarding high fees, incompetence, misleading information and dangerous living conditions.
