LISTEN: EG’s Mike Cobb talks with MSCI’s Phil Tily about MSCI’s latest UK Quarterly Property Fund Index, and last week’s release of the UK Monthly Index, which rose by 14.9 points between February and March 2015, with total returns up by 1.3% for all properties.
MSCI’s latest UK quarterly property fund index revealed a 2.5% total return from the 46 pooled funds covered. The funds have a net asset value of nearly £39bn and include balanced funds, long income funds, specialist funds and others.
Long-income funds performed well but below those of their peers. Total returns were 1.8% for the three months to the end of March 2014, and 9.4% for the 12 months.
Specialist property funds performed nearly twice as well over the 12 months, up by 17.2%. In the quarter their performance was closer to long income, up 2.2%.
Low-geared property funds performed better over the quarter, up by 2.8% but were marginally down over 12 months, at 16.6% total returns, on specialist funds.
The Industrial Property Investment Fund returned the most over the quarter, 5.3%.
