Co-operative Bank has cut the rate on its two-year fixed-rate mortgage to a record low 1.09%, from 1.24% previously.
In order to qualify for the loan, borrowers must have a 40% mortgage and pay a fee of £1,499.
The lower rate comes as banks look to increase market share in a very competitive market.
