Pinnacle replacement goes on show

22 bishopsgate

Plans for a new tower at 22 Bishopsgate, EC2, site of the scrapped Pinnacle tower, have been put on public display by AXA Real Estate and Lipton Rodgers.

The PLP Architects-designed tower will rise 912ft over 62 storeys, comprising 1.4m sq ft of net internal area.

The new scheme is 33ft lower than the previous one.

It has been designed to reduce the massing of the building, while providing more regular sized and shaped floorplates to appeal to modern occupiers, with most floors over 20,000 sq ft.

Occupiers will also be offered more flexible layout options including internal staircases and winter gardens.

Oversized floor-to-ceiling heights will deliver 20% more window space than conventional office buildings.

The developers have also focused on enhancing the building’s environmental and wellbeing credentials, with the building the first in London to adopt the Delos WELL Building Standard.

It will also provide over 1,500 bike spaces.

The scheme will include a public viewing gallery on the top floors, which will be free to the public, as well as a two-storey public restaurant and bar.

Lipton Rodgers is expected to submit a planning application for the scheme a few weeks after the consultation closes.

The exhibition is being held at the site of the proposed tower.

Sir Stuart Lipton said: “22 Bishopsgate will represent an elegant addition to the City of London at the heart of the cluster of tall buildings. Technically advanced, with care for people at the heart of its strategy and taking new ways of working as its essence, the building will assist personnel to feel motivated and earn its place as the finest working environment in Europe, with wellbeing and a range of social facilities that make the work experience less stressful, as well as more uplifting and efficient.”

Anne Kavanagh, global head of asset management and transactions at AXA Real Estate, added: “Our commitment to develop 22 Bishopsgate is driven by London’s status as one of the pre-eminent world cities and its continued capacity to generate employment and growth.

“As with our other projects, 22 Bishopsgate has an underlying commitment to create a sustainable building environmentally, socially and economically. This investment is being made for the long term and – along with public and private investment into the local transport and infrastructure – we believe will continue to strengthen central London’s position as an international business location.”

Lipton Rodgers is acting as development partner to the consortium, which bought the site for around £300m in February this year.

The consortium, each of which holds 25% stakes, includes AXA, Temasek, PSP and British Colombia Investment Management Corporation.

The exhibition of the proposed development will run from 12 to 2pm, and 4-8pm until Friday 19 June and 10am-4pm on Saturday 20 June.
