Huckletree branches out with Alphabeta deal

Alphabeta_Atrium_570Shared workspace provider Huckletree has taken 17,000 sq ft of office space at Resolution Property’s Alphabeta building on Finsbury Square, EC2.

Huckletree, run by two former employees of investment adviser Cambridge Associates, will occupy the ground and lower ground floors of the 220,000 sq ft block, leaving just 9,000 sq ft vacant.

The deal – on a 10-year lease at rents of around £55 per sq ft for the ground floor and £28 per sq ft on the lower ground floor –  follows the opening of Huckletree’s first site in Clerkenwell, EC1, in 2014. It will complete later this month.

Allsop and GM Real Estate are prepping the building for a sale of more than £250m – a sub-4.5% yield.

Other occupiers include Silicon Valley Bank, OpenTable, Mendeley and We Are Social.

Alphabeta, positioned at the border of Shoreditch and the City, is a redevelopment of the former Triton Court banking hall and is targeted at digital and creative firms.
