Harman Healy expects post-sales to boost the 60% success rate achieved at its latest auction.
Of 35 lots offered, four sold prior and 16 went to bidders in the room, raising £2.6m.
Auctioneer Nick McLachlan said: “We would have liked to sell more on the day, but we always get very strong after-sales interest, which is also proving to be the case now.”
The auction house sold 75% at its June auction, 82% in April, and 75% in March.
“At the end of the day, it’s down to [vendors] to set the reserve price,” McLachlan said.
The number of lots offered was the auction house’s lowest since at least 2008, according to Essential Information Group figures.
The low supply of auction properties was affecting pricing policies “to a certain extent”, McLachlan said.
Among the properties sold was a four-to-six bedroom freehold terraced house in Cardiff, overlooking the Millennium Stadium and the River Taff. It was guided at £210,000 and sold for £247,000.
The auction was held on 2 July at Kensington Town Hall, W8.
