Go-ahead for Charlotte Street scheme

61-65-Charlotte-Street-W1-THUMB Merchant Land has secured permission for a 20,000 sq ft mixed-use development on Charlotte Street in Fitzrovia, W1.

The project will see 61-65 Charlotte Street redevelopmd into seven homes and 9,000 sq ft of office space, along with refurbished shops.

Harper Downie designed the scheme which will also restore the Victorian façade.

Work will start on site in January next year. Merchant Land, which acquired the site in April 2014, will relocate its headquarters to the building on completion in the summer of 2017.

Development director Katherine McCullough said: “We are delighted to have secured planning consent for this mixed-use development that will provide high-quality apartments, offices and retail units and improve the streetscape of Charlotte Street.

“When we bought the site it had a difficult planning history, so we have worked closely with the planners, local heritage specialists and the local community to design a scheme that really unlocks the potential of the
buildings.  We now look forward to starting work on site early next year.”
