Dunstone sews up Victorian warehouse deal

phoenix-brewery-W10-THUMB.jpegTalkTalk founder and property mogul Charles Dunstone selected a converted Victorian warehouse in Notting Hill for his latest real estate investment.

Dunstone – who backed the BoxPark pop-up mall in Shoreditch, E1, and orchestrated the import of burger chain Five Guys into London – has paid £25.3m for the Phoenix Brewery on Bramley Road, W10.

The office, which covers 30,700 sq ft and was recently refurbished in a Stiff + Trevillion-designed scheme was bought from Mansford. The price paid reflects a 3.7% yield.

It is home to 11 tenants, including fashion companies Temperley London, Charlotte Olympia and Pink Lining.

Live Nation and JamJar are also tenants at the seven-storey office, which was fully let in May and put up for sale for £22.5m in June.

Average rents at the block are £33.48 per sq ft.

Dunstone owns a number of properties in the area around Holland Park, and in January launched the online agency portal HouseSimple.

Colliers International advised Dunstone; Hanover Green and Michael Elliott acted for the vendor.
