L&G Property has secured planning permission for its refurbishment of Temple Court in Birmingham.
Located in the central business district, the six-floor building will undergo a full refurbishment of the existing building plus the addition of a seventh floor.
In total, the building will offer 110,000 sq ft of grade-A offices with typical floorplates of 16,000 sq ft.
Work on the building, which is managed on behalf of the UK Property Income Fund II, will commence in September with a target completion date in autumn 2016. The redesign has been worked up by EPR Architects.
Temple Court dates from the 1920s and was originally the site of Lewis’s department store.
Charlie Walker, fund manager on the UK Property Income Fund II, said: “With strong growth in the Birmingham office market and the continued trend for major relocations to the city, the sensitive refurbishment of this landmark building will be an important step in meeting growing occupier demand. Providing some of the largest floor plates in the city and benefiting from excellent transport connectivity, the completed building will provide a unique proposition for Birmingham and appeal to a wide range of occupiers.”
