Law firms line up as Aldgate Tower nears full occupancy

Aldgate-Tower-THUMB.jpegA pair of law firms are close to leasing space at the Aldgate Tower, E1, which would bring the 317,000 sq ft speculative development close to fully let.

Ince & Co is under offer to lease around 40,000 sq ft on the 14th and 15th floors. It has agreed to pay roughly £61 per sq ft for the space, the highest rent so far agreed in the Aldgate area.

However, that record will be short lived should Aldgate Developments achieve its £62.50 per sq ft quoting rent on the 16th floor – the highest available in the building.

Law firm Reddie & Grosse is under offer for the 13th floor and has negotiated a rent in excess of £55 per sq ft.

The latest deals come after the Intellectual Property Office confirmed that it would open the London branch of the Unified Patent Court at the Aldgate Tower.

It will occupy the eighth floor of the building, paying a rent of around £55 per sq ft.

The deals total nearly 80,000 sq ft and leave just a couple of the 20,000 sq ft floors available, with tenants presently in negotiation for all of the remaining space.

GM Real Estate and BNP Paribas Real Estate are letting agents on the tower; CBRE acted for Ince & Co; Farebrother advised Reddie & Grosse.
