Charity buys £112m Waterloo block

Guys’ and St Thomas’s Charity has agreed a deal to buy the head lease of Becket House, SE1, for £112m from U+I Group and Proprium.

The 146,000 sq ft office building opposite St Thomas’s Hospital in Waterloo was let to Bouygues UK by Canary Wharf Group earlier this year.

It had previously been let to EY until February 2026 but the lease was taken over by Canary Wharf Group under the terms of a deal to move the professional services giant to 25 Churchill Place, E14.

Guys and St Thomas’s funded the purchase with a £60m, 30-year private placement via MetLife at a fixed interest rate of 3.72%.

It already owns the freehold of the building as well as 3.9 acres of neighbouring land.

U+I – which recently rebranded from Development Securities – and Proprium bought the building for £87m last year.

Matthew Weiner, chief executive of U+I, said the returns would be reinvested in the company’s regeneration projects.

Deloitte Real Estate and Bilfinger GVA advised on the acquisition.
