An additional £180m of industrial investment opportunities have hit the market as investors look to take advantage of growing occupational demand from online retailers.
DTRE has been instructed by developer CWC Group to sell TNT’s new facility at Capacity Dartford in Kent for £32.3m – a 4.7% yield.
The 132,715 sq ft development has been fully let to delivery company TNT on a 20-year lease at an annual rent of £1.6m, which equates to about £12 per sq ft.
Construction started on site on 1 February. Completion is expected by October.
In Newark, Nottinghamshire, the Dixons Carphone national distribution centre is up for sale by owner Consensus Property. It has instructed Savills to find a buyer for the 725,000 sq ft logistics hub, seeking offers in excess of £78m – a 5.6% yield.
The asset was purpose-built in 2003 and is let to Dixons Carphone for a further 20 years.
An Argos distribution hub in Needwood, Burton on Trent, Staffordshire, is also up for sale for about £70m – a 5.2% yield.
The 640,000 sq ft asset is let to Argos for a remaining 12 years. It pays about £3m per annum. DBA Properties is selling the asset on behalf of a UK private investor.
