Could these 59 residential hotspots provide previously overlooked pockets of affordability in the capital? These outliers break the rule that the closer you are to London, the pricier housing becomes.

Property research analysts Dataloft combed through 100,000 residential sales in Greater London over nearly two years for Estates Gazette and calculated the price per minute for each town, from stepping out of the front door to arriving at Holborn tube station at 8.45am.

Broadly speaking, London house prices fall as you move further out from the centre. But there are a few opportunities in there. London is peppered with exceptions to the rule – distant places with superfast public transport and lower-than-average house prices.

And the real gems? Stratford, at £9,000 per minute, is only slightly more than a tenth of the average house in a similar 30-minute commute. It is also lower than the average in the next band out (a 31- to 45-minute commute). Enfield, at just under £4,000 per minute, is less than half the average of the 31- to 45-minute timeframe.

“Some of the outliers are areas already in transition – such as Stratford, which has even had its station redesignated to zone 2/3,” said Dataloft director Sandra Jones. “Others, such as Tottenham, may be in the early stages of change, while others, such as Greenford, remain largely unnoticed by the property industry.”
