The Kirkstall Forge scheme in Leeds has gained its first lettings as the 57-acre site moves forward.
Zenith, a leasing and fleet management company, has taken 45,000 sq ft on the top three floors of the main office building to be built at the scheme.
Developer of the site, CEG, will take 10,000 sq ft on the ground floor.
The office, expected to be ready in the third quarter of 2017, will total 110,000 sq ft over seven floors.
The grade-A office sits within a project that will have more than 300,000 sq ft of offices overall, 1,050 homes and 100,000 sq ft of leisure and retail space beside a river.
In addition to the development, the site will also see Leeds’ first new railway station in decades.
The office development has received funding from Lloyds Bank in order to commence work on the £40m project.
