With a thud, 24,000 MIPIM delegates have landed back at their desks, marking the end of another year of one of the biggest property gatherings in the world.
Business cards will be pored over, new information will be analysed and deals begun will be closed as the industry seeks to capitalise on their efforts during the event in Cannes on 15-17 March.
Star turns at the conference from ex-footballers Rio Ferdinand, Mark Noble and Bobby Zamora demonstrated how the industry transcends the core group of professionals who work in it.
And while the clouds of Cannes at times got heavy, the charitable nature of MIPIM was clear. The BNP Paribas Tennis Classic raised close to £20,000 for LandAid and the annual Legal & General Cycle to MIPIM raised £350,000 for principal charity Coram and others.
