Harman Healy sold fewer than half of the 22 lots offered at its 27 April sale.
A total of £1.8m was raised from the 46% success rate.
Harman Healy’s Nick McLachlan said: “Some of the buyers were a bit more selective when it came to pricing than they have been in the past.” This could be due to fluctuations in the market caused by the upcoming Brexit referendum, he said.
However, post-sale interest looked promising, he added.
The largest lot, a freehold vacant detached house in Forest Hill, SE23, arranged as two flats, sold for £750,000 off a guide of £600,000 on behalf of housing association Amicus Horizon Group.
The first lot of the day, a vacant leasehold three-bedroom split-level flat in Catford, SE6, sold for £240,000 off a £180,000 guide.
The catalogue was Harman Healy’s second-smallest since 2008, the earliest year for which Essential Information Group has published figures. The smallest was January’s sale, which offered only 14 lots and raised £772,000.
But its March sale generated £3.2m from a 36-lot catalogue, with an 81% success rate.
The auction took place at Chelsea Old Town Hall, SW3.
