‘Hesitant’ bidders stump up £10.1m at Strettons’ May sale

Strettons raised £10.1m at its latest sale, selling 72% of the 38 properties offered.

Auction director Philip Waterfield said: “The room was calmer than our March sale, which took place days before the stamp duty increase, but there was strong interest in many lots.”

The market “is being impacted by hesitation resulting from the EU referendum”, he added.

A freehold commercial lot in Ilford, Essex, prompted a battle between six bidders and sold for £331,000, more than twice the guide. 

With an initial return of almost 4%, the lot could have reflected “a swing towards commercial against the backdrop of the recent stamp duty rise”, said Waterfield.

The highest price achieved on the day was for a freehold three-bedroom unmodernised house in Clapham, SW11, which sold for more than £1.1m.

Other highlights included two houses in Hackney, E9, occupied by regulated tenants, that sold for £960,000 and £950,000.

Waterfield said: “Regulated tenancies are a dying breed. They don’t give an immediate return and so appeal to the long-term investor.”

The sale took place on 23 May at the Grand Connaught Rooms, WC2.
