Marylebone icon gets the boot

KebabOne of Marylebone’s oldest Turkish restaurants has sold its lease at a premium to an international footwear retailer.

Topkapi, which had been trading at 25 Marylebone High Street, W1, for more than 40 years, has sold its lease to
luxury Italian fashion brand Slowear.

The retailer paid a £750,000 premium for the remainder of Topkapi’s lease, which lasts for another 18 years.

It will pay £178,000 per annum for the 1,200 sq ft space, which is part of Howard de Walden’s estate.

The move is part of a wider trend of long-standing establishments in the area selling
to retailers and new restaurants that pay excessive premiums in order to get a foothold in the fashionable W1 address.

CDG Leisure acted for Topkapi.
