Windsor eyes resi sites

The Royal Borough of Windsor and Maidenhead has launched a hunt for a development partner to help bring forward four residential-led mixed-use sites with the potential for more than 1,000 homes.

The council is hoping to cash in on growing demand for suburban locations outside the capital with fast transport links.

The four sites at York Road, West Street, Reform Road and St Cloud’s Way, which total 15.6 acres, do not have planning permission but are expected to also accommodate new commercial space, a cultural quarter and leisure and entertainment facilities.

The residential mix on the sites, according to council leader Simon Dudley, has not yet been determined, but will cater for all local resident types.

Housing numbers will support the numbers set out in the borough local plan, which is being consulted at the moment.

“We have our own private property company. We are working with partners to convert some holdings into cash, or in some cases to hold in our in our own company,” he said.

“We want a joint venture partner so that we can develop these sites together. We would retain considerable control over how the sites are developed. I am committed to providing high-quality homes, including genuinely affordable options for our residents,” he said.

Crossrail is set to arrive in Maidenhead in 2019. New commercial occupiers include Maersk Line and Blackberry, which paid a record rent of £37.50 per sq ft in TH Real Estate’s Pearce Building, have also recently moved to the town.

Work will start in 2018.
