Berkeley Square Developments is hurrying two residential schemes in north London through planning in a bid to beat the “uncertainty” created by starter homes legislation.
Developments at Ashley Road South and Station Square West in Tottenham Hale, which together will deliver 936 homes, are at the pre-application stage with Haringey Council.
According to the council’s website, the application is on an “accelerated programme.”
The exact requirements for starter homes are still under consultation, though many suspect proposals are likely to be clarified after the parliamentary recess in September.
Concerns remain about whether affordable housing will be required on top of a commitment to starter homes, how long homes will have to be discounted for, and how they impact on property values in the wider scheme.
Haringey Council Local Plan Policy SP2 require developments of more than 10 units to contribute to the boroughs target of 50% affordable housing. Any proposed scheme providing less than 50% affordable housing must submit a viability report for assessment.
Berkeley Square is expecting the full application for the 6.9 acre site, which it is submitting with Notting Hill Housing Association, will go in September and go before committee at the beginning of 2017.
