£200m luxury care home lands in Knightsbridge

Knighsbridge-elderly-accom-570pxA £200m luxury care home development in Knightsbridge, SW1, believed to be the largest development of its kind in central London, has been given the go-ahead by the Royal Borough of Kensington and Chelsea.

Singapore-listed City Developments, through its subsidiary Beaumont Properties, has received consent for 34 two-bedroom flats, ranging in size from 1,250 sq ft to 2,110 sq ft.

The care home, at 28 Pavilion Road, SW1, will offer flats for sale on 999-year leases. Facilities will include a spa, swimming pool, communal library, private doctor’s surgery, 24-hour concierge service, nurse care rooms and car parking.

The site is also connected to department store Harrods by a disused underground tunnel, the use of which is still being reviewed.

The 135,000 sq ft, seven-storey scheme was designed by PDP London in collaboration with Hamilton Architects. It will involve demolishing and redeveloping a 1970s-built car park.

The number of residents in Kensington and Chelsea aged 65 years old and over is forecast to increase from 14% in 2012 to 23% in 2037, according to the council.

Separate research from CACI found that more than 10,000 of the borough’s residents – or 6.3% of the 160,000 population – are over-65s living in properties valued at £1m-plus.
