House prices in Luton rose more quickly than anywhere else in the UK in 2016, according to mortgage lender Halifax.
Prices there rose by 19.4% over the course of the year, leaving the average house price almost £42,000 higher at £256,636.
In contrast, house prices in Aberdeen fell 6.9%, giving it bottom place in the rankings. The price rise for the UK as a whole averaged 7.5%.
