LSH bidders migrate from residential to commercial to generate £12.8m

LSH-THUMB.jpegLambert Smith Hampton recorded a 93% success rate at its first commercial auction in 2017, which raised £12.9m in total.

Fifty-0ne lots were sold of the 55 offered, with 42 selling in the room, six prior and one post.

Oliver Childs, LSH’s head of auctions, said: “Some regular buyers were outbid by new entrants, who have come to  [commercial] as a result of tax changes in the residential sector.”

All 19 lots on offer from Severn Trent Water found buyers. These included a concrete plant in Derby guided at £415,000 that sold for £552,000, and an aggregate site, also in Derby, guided at £400,000 that sold for £500,000.

Twelve sites offered by advertising agency JCDecaux all sold, including one in Reading guided at £95,000 and sold for £305,000. Childs said: “That was a site on the fringe of the city without planning permission. It shows the strength of Reading as a commercial centre.”

The sale was held at Le Meridien Piccadilly Hotel, W1, on 20 February.
