Allsop success rate drops to below 70% at resi auction

Allsop’s success rate dropped just below 70% at its latest residential auction, which raised £52.4m.

Of 202 lots offered, 139 were sold, with 116 purchased in the room and 21 prior. This respresents a success rate of 69%.

Partner and auctioneer Gary Murphy said: “We had a really strong start to the sale. Then there seemed to be a bit of caution and selectivity on both price and quality. We hope after sales will lift the success rate up.”

A mid-terrace office and retail unit in Staines, Surrey, with permitted development rights and a guide of £295,000-plus, sold for £410,000.

A former health centre Greenford, Middlesex, with potential for redevelopment, was sold for £2m off a guide of £900,000-£950,000-plus.

An end-terrace property in Paddington, W2, comprising self-contained lower ground floor and ground floor units within a grade II listed building, with planning permission to provide a single two-bed property, sold for £1.1m from a guide of £810,000-plus.

Two freehold buildings in Sheffield, south Yorkshire, internally arranged to provide 28 student letting rooms, with a guide of £900,000-plus, sold collectively for £925,000.

A lower ground floor flat with development potential in South Kensington, SW7, was purchased for £175,000 off a guide of £150,000.

The sale was held at the Cumberland Hotel, W1, on 30 March.
