South Wales mega development site for sale

Knight Frank has been appointed by the Welsh Government to find a buyer for a mega development site in South Wales – earmarked to become a new enterprise zone.

The firm is selling the 36-acre Rhyd y Blew industrial site at Ebbw Vale, an area which has secured £1.6m of Welsh government and European funding for infrastructure and road construction.

The entire site comprises 29.22 hectares with a development plateau area designated for a mixed-use scheme.

Plots of between five and 36 acres are available to buy for around £100,000 an acre.

Rhyd y Blew is in the Ebbw Vale Enterprise Zone, which, as a designated tier-one area, has some of the highest levels of financial support available in the UK.

Financial support from Welsh, UK and European organisations includes assistance for business rates liabilities, and Finance Wales loans at reduced rates to SMEs.

Large areas of the zone are also eligible for enhanced capital allowances, which were introduced in 2001 to encourage the use of energy-saving plant and infrastructure.

Rhyd y Blew is located close to the A465 Heads of the Valleys Road, which links Swansea in the west to the Midlands industrial market. The road has recently undergone improvements to become a dual carriageway.

Neil Francis, partner in the industrial agency team of Knight Frank in Cardiff, said: “While it is envisaged that the land would be developed as a manufacturing site it could also be used for other employment purposes such as distribution and warehousing – or could provide an ideal site for an office park.”
