Rowan and GI Partners are preparing to sell Aldwych House, WC2.
GM Real Estate and Eastdil Secured have been appointed to market the 175,000 sq ft building, where WeWork is due to open a 62,000 sq ft workspace this summer.
Pricing is expected to be set at around £240m, reflecting a net initial yield of circa 4.5%.
The partners have spent £30m overhauling the building to provide nearly 90,000 sq ft of new grade-A office space, a large roof terrace, a new reception and atrium and new facilities, such as cycle storage.
The Portland stone building had just 15,000 sq ft available to let in January after a series of lettings to companies including digital tech firm The Platform, law firm Fenwick Elliott and music publishing company Imagem Boosey & Hawkes.
Occupiers also include Wasserman Media Group, the London School of Economics and Comcast Technology Solutions. Quoted rents on the lower floors start at £65 per sq ft.
Rowan acquired Aldwych House in partnership with GI Partners and Taurus in December 2011 for £82.7m.
In November 2014, the award-winning Japanese restaurant ROKA opened on the ground floor of the building.
