St Modwen has submitted an outline planning application for a scheme with 20 acres of commercial space and 825 new homes at Egstow Park near Clay Cross, Derbyshire.
The application includes a neighbourhood centre, retail units, commercial development and large areas of green open space and woodland.
Gregg Titley, development manager at St Modwen, said: “We have made changes from the previously approved proposals to meet the current demand for housing and employment in the district and believe our plans will bring substantial economic and social benefits to the area.”
St Modwen bought the 204-acre site in 2013 from administrators at PwC. Since then it has delivered a Marstons pub and restaurant and submitted a reserved matters application for the first phase of 160 homes on the site.
