Opal gets green light for 975 new homes in Canning Town

Opal, a joint venture partnership between Thames Valley Housing and Galliford Try, has gained planning consent from Newham for nearly 1,000 homes in Canning Town, E16.

The GLA-owned site will provide 975 new homes, with a near third split for each tenure – private sale, private rent and affordable, a requisite from the GLA and in line with recent policy.

A 152-bedroom hotel, commercial space and restaurants are also planned.

Another obligation from the GLA is a condition for the entire scheme to be built out and complete within five years of a start on site. However, the tenure split means the absorption rate will see Opal aim to build out the scheme in just four years in a single phase.

The GLA selected the Opal joint venture back in 2014.

A spokesperson from Linden Homes Eastern, said: “Galliford Try is very pleased that, through our joint venture between Linden Homes and Thames Valley Housing, our plans for Brunel Street Works in Silvertown Way have been approved.

“Now that the application has received detailed planning consent, works can get under way for the planned 975 homes, including affordable and private rent, hotel, retail and commercial space, which is a huge step forward in meeting the local housing demand in the area.”

Architect JTP, which is master planning the entire scheme, as well designing blocks C and D and the Malabar and Grafton buildings, said: “Brunel Street Works will be a vibrant, mixed-use urban quarter, harnessing JTP’s placemaking expertise through an extensive community engagement process to create a diverse community with a distinct identity, at the high density needed in this area of east London.

“The proposals will restitch the site into its historical context, reconnecting to Canning Town.

“A significant element is the reestablishment of Silvertown Way as an active street; stepped-back buildings of varying scale to create an appropriate sense of street enclosure and mixed uses creating an active public thoroughfare.”
