Dev partner sought for 5.4-acre mixed-use Bath scheme

Bath and North East Somerset Council has kicked off the search for a development partner to bring forward a mixed-use scheme of nearly 400,000 sq ft.

The council has appointed Lambert Smith Hampton to advise on Bath Quays North, which is being tendered through the Official Journal of the European Union and which could have a contract value of £160m.

The 5.4-acre site, owned by the local authority, is subject to a masterplan that has been developed by Allies and Morrison architects. It includes up to 300,000 sq ft of offices and nearly 200,000 sq ft of residential.

To the south of the site is the Bath Quays South scheme, which will be the most significant office development in central Bath for decades, and the first phase of the new Bath Quays business quarter that will regenerate the previously derelict area.

The sites will be joined together by a new pedestrian and cycling footbridge.

Bath Quays North is identified within Bath and North East Somerset’s placemaking policy SB4 – Bath Quays North & Bath College. This states the following: ‘The redevelopment of this site is the council’s flagship regeneration project. It will be an area that will be transformed into the city’s main business location, and will help to redefine the city’s economic profile’.

The site is within the Bath enterprise zone and is a key site identified in the Bath City Riverside enterprise area masterplan.
