Tide Construction has submitted an EIA application to Croydon for a major “build to rent” tower in Croydon, CR0. If built, it will become the tallest modular constructed building in the world at 44 storeys.
In doing so, it will beat its previous effort, a recently completed student housing scheme in Wembley, HA0, at 29 storeys, which is currently Europe’s tallest modular building.
The Croydon scheme, on George Street, close to East Croydon station, proposes 546 homes, within a part-38, part-44 storey tower. The site already benefits from planning permission for 305 homes, within buildings of 31 and 16 storeys, and is situated adjacent to Croydon Council and Brick by Brick’s major redevelopment of Fairfield Halls.
Tide has also recently submitted plans to Redbridge for a modular build of 147 homes.
Tide is both a development and contracting company, and has delivered many projects in recent years using their off-site manufacturing system, Vision Modular Systems.
VMS has built factory built homes for both Pocket and Greystar in recent years. Tide claims its modular based building programme often results in a 60% time saving, compared with conventional construction schemes.
The method also results in significantly less disruption on-site, with up to 80% fewer vehicle movements, a reduction in onsite resources and reduced waste when compared with traditional methods of construction.
Vision Modular Systems is based in Bedford with 180 staff operating from a 180,000 sq ft facility.
When delivered, each module is watertight and fire resistant, allowing for the internal room fit out to be undertaken in a factory environment, reducing on-site resources and waste.
