GAM closes in on Finsbury Circus HQ

GAM Holding is in advanced talks to set up a new London headquarters at Mitsubishi Estate’s 8 Finsbury Circus, EC2.

The global asset management firm has placed around 40,000 sq ft under offer at the 169,500 sq ft building, where quoting rents start at £67.50 per sq ft for the lower floors.

The deal will see GAM move from the West End to a new base in the City. The firm’s current offices in St James’s include 21,108 sq ft at the Crown Estate’s 20 King Street, SW1, 12,294 sq ft at M&G Real Estate’s 7-9 St James’s Street, SW1, and 22,600 sq ft at 63 and 64-65 St James’s Street, SW1, which is owned by private investors.

It is currently paying rents of between £69.50 and £100 per sq ft and has leases that all expire in 2019.

Stanhope is development manager for 8 Finsbury Circus, which completed last year.

Occupiers include Rathbone Brothers, which prelet 75,000 sq ft, and global consulting firm Charles River, which has taken 23,000 sq ft.

The ground and lower ground floors have been let by Wright & Bell for a new bakery, restaurant and bar concept.

CBRE and Cushman & Wakefield are leasing agents on the scheme; Knight Frank is advising GAM.
