Hammersmith home of River Café up for sale for £40m

The Livingstone brothers are preparing to sell  the home of the River Café in Hammersmith, W6.

The pair’s London & Regional Properties has put up for sale the 46,706 sq ft Thames Wharf Studios through agents at Allsop.

L&R’s one-acre freehold site is being marketed at a yield of 5.25%, which would amount to a price of £40m; purchasing the special purchase vehicle that owns the site would yield 5.5%.

The offices are multi-tenanted, and the top floor is home to the Michelin-starred River Café.

Thames Wharf Studios was acquired by the founder partners of the Richard Rogers Partnership in 1983, converted and let to the architectural practice and other small business units.

Planning permission has been granted for a residential redevelopment that would span more than 80,000 sq ft, but the Livingstone Brothers chose not to pursue this route.

The average unexpired lease term is 7.5 years.
