Plans submitted for £300m Manchester transformation

Trilogy Real Estate and Peterson Group have submitted plans for the £300m transformation of Great Northern Warehouse, Deansgate Terraces and Great Northern Square in Manchester.

The plans propose to convert the upper three stories of the Grade II listed Great Northern Warehouse into residential accommodation and Deansgate Terraces into a retail space at the ground level with homes on the upper floors.

Great Northern Square will be transformed into what the partners call an “urban oasis” with the amphitheatre covered with lawn and trees in order to make the area more attractive and easier to navigate.

The plan will increase public space by more than 25% from about 66,700 sq ft to 84,500 sq ft.

A new pedestrian street, Dean Street, will also be built to run parallel to Deansgate to provide retail space for shops, cafés and bars.

The partners said the plan was to retain the heritage value of the Great Northern Warehouse, stripping it of modern additions such as parking ramps and showcasing the original glazed brick lettering along the upper levels.

“In particular, this process has shaped the character of the public space, where we aim to play our part in a city-wide initiative to bring trees and greenery into the heart of the civic centre.

“We’re restoring the historic character of the Great Northern, stripping away the modern structures that disfigure the historic warehouse and making sensitive interventions that are in tune with the quality of the site.

“Alongside our neighbours at St Johns, our vision is to regenerate this underperforming part of the city and create a new urban quarter that will add to Manchester’s building reputation as a world city.”
