HUB has exchanged contracts with Network Rail on two plots of land in Wembley, HA9, adjacent to its Chesterfield House scheme.
The schemes have the potential to deliver up to 300 homes and will be developed over two phases, with a mix of for sale, build to rent and affordable homes. Glenn Howells Architects has been appointed as architects on the first phase, which will comprise around 200 homes across two buildings with a development value of around £100m.
HUB, in partnership with Bridges Fund Management, is working closely with the London Borough of Brent on the proposals to ensure a coherent development of the Wembley Housing Zone and will seek to bring forward a planning application in the summer following an extensive programme of consultation and community engagement.
HUB managing director Steve Sanham said: “We are very pleased to have secured these two additional sites in Wembley and are looking forward to delivering more high quality, aspirational yet attainable, homes – the types of homes that London desperately needs. Our Chesterfield House scheme is progressing at pace and we are very happy to be able to continue our involvement in the revitalisation of Wembley High Road.”
The site, to the east of Chesterfield House and south of the railway, had a number of options, including a possible joint venture deal.
Documents published by the GLA in December reveal an £8m grant was agreed for Brent to acquire land fronting High Road, HA9.
The potential joint venture development vehicle between HUB and Brent would have acquired the Network Rail land in order to “accelerate the delivery of 651 new homes by assembling fragmented land ownership currently occupied by various parties”.
However, the council decided not to proceed with the JV vehicle.
It is understood that despite HUB moving to acquire the land off Network Rail outright, the developer will work closely with the council to ensure the plans are integrated with the council’s own holdings on Wembley High Road, including the Ujima House site, which it acquired in June last year.
