Canary Wharf Group has agreed the first leasing deals at its 5m sq ft mixed-use Wood Wharf development with flexible workspace provider The Office Group and hospitality developer and operator Ennismore.
Ennismore has agreed to take around 100,000 sq ft on a 25-year lease over the ground floor and levels 4-9 at 15 Water Street, a 180,000 sq ft building due to complete in Q2 of 2021. The scheme will house a 312-room hotel operated by Ennismore’s NoCo brand.
TOG will take around 45,000 sq ft of the Water Street mixed-use building, arranged over the ground floor and levels 10-13 on a 20-year lease.
Wood Wharf is under construction by Canary Wharf Group; the first phase of buildings is to be delivered in 2019 and 2020, and will offer 2m sq ft of commercial space.
The scheme will include cultural and educational centres and up to 3,600 homes, 380,000 sq ft of retail and leisure amenities, a two-form primary school and medical facilities set in 8.9 acres of interconnected open spaces, combining tree-lined high streets, dockside walkways, and running trails.
CWG said the new district would be “a home to tenants of a modern and progressive mindset”.
Richard Archer, managing director offices at CWG, said: “We chose Ennismore and TOG because it epitomises the vision we have for Wood Wharf. We are partnering with dynamic and forward-thinking businesses so we can continue to attract a diverse range of occupiers.”
“We’re excited to launch our hotel brand NoCo as part of a new era of the Canary Wharf estate,” said Sharan Pasricha, chief executive of Ennismore. “Wood Wharf provides a location that matches our mission to create an affordable hotel that will embrace technology, value, and stylish design, as well as provide an open space to the new tenants of the estate.
Charlie Green, joint chief executive, TOG, said: “The conventional market in and around Canary Wharf has a huge volume of traditional office space. When you have that level of concentration, it tends to follow that the need for flexible and shared space is strong.
“With Wood Wharf, we’ve found the right building. We’re delighted to be sharing the building with Ennismore. I think we sit really well with a hotel, and its branding and design skills are outstanding. We’re working very closely with it and CWG to create a landmark building for the estate.”
