Minster Building fills up with trio of new lettings

Ivanhoe Cambridge and Greycoat Real Estate have let a further 72,000 sq ft at their newly refurbished Minster Building, EC3.

Flexible workspace provider Spaces has agreed to take around 37,000 sq ft over the ground and sixth floors of the 300,000 sq ft building. On the fourth floor Tower Research Capital has agreed to take 17,500 sq ft and Make it Cheaper has signed for 17,300 sq ft.

Rents in the building average around £60 per sq ft.

Dan Higginson, director at Greycoat Real Estate, said having Spaces in the buildings would create a co-working solution within the Minster Building, helping it achieve its aim of being unlike many of the other insurance buildings in the area.

“The ability to flex a proportion of their office space is increasingly important to businesses of all types, not simply those from the creative and tech sectors,” said Higginson. “Combined with the exceptional amenity space on offer at the building, we believe we have something special to offer occupiers from across central London.”

He added: “The arrival of Tower Research Capital demonstrates the appeal of the Minster Building to a variety of business sectors, not simply those traditionally associated with EC3.”

UK insurance company Charles Taylor signed for a new 58,000 sq ft London headquarters at the Minster Building in March. It will pay a rent of around £57.50 per sq ft and has taken a 20-year lease. The insurer movs into the building in June.

Trendy gym chain the Third Space has also agreed to open a 27,000 sq ft facility at the building, while craft brewer Brewdog will open its first London site, including a microbrewery. It will occupy 8,500 sq ft.

Around 130,000 sq ft of space remains available.

BH2 (formerly GM Real Estate) and Cushman & Wakefield are leasing agents on the Minster Building; Colliers International advised Tower Research; Making Moves acted for Make it Cheaper.
