Wood Green bun in the oven at Strettons’ sale

A Greggs bakery in Wood Green, N22, will go under the hammer at Strettons’ sale this month.

The bakery is part of a mixed-use investment on The Broadway in Wood Green, guided at £900,000- £925,000.

Greggs took a 10 year lease from June 2017 at £41,500 pa, with a rent review in 2022. The maisonette above the shop is let on an AST expiring in September at £1,650 pcm.

Strettons will also offer development sites in locations as diverse as Leytonstone, E11, and Pembrokeshire, at the sale.

The freehold vacant development opportunity in Leytonstone, E11, has planning permission for nine flats and is guided at £1.4m. The site comprises three derelict buildings on a 4,100 sq ft rectangular plot within a quarter of a mile of Leytonstone Underground station.

In Pembrokeshire, the coastal site has consent for ten detached houses and is guided at £780,000-£800,000.

The highest-priced residential property in the sale is a long-leasehold flat on Hertford Street in Mayfair, W1 (pictured). The lower ground floor flat with courtyard is let on a 12-month AST from 1 May 2017 (holding over) at £3,900 pcm.

Strettons director and auctioneer Philip Waterfield said: “The UK property market has consistently shown resilience to the wider economic and political environment and there are certainly still opportunities for the savvy investor in the sale.”

The auction will take place on 22 May at the De Vere Grand Connaught Rooms, WC2.
