Savills auction raises £30m

Savills raised £30m at its auction last week, with a 72% success rate.

Standout lots included a vacant unmodernised HMO in Acton, W3, with eight rooms, which sold for £1.52m. The property, which was sold by a charity, was guided at £1.25m.

In Wimbledon Village, SW19, a rarely available mid-terrace building on Church Road sold for £1.2m off a guide of £850,000. The vacant former newsagent with first-floor space, in a vibrant shopping area, could offer development potential. It had been in the same ownership for 50 years.

Further down the London price scale, a vacant six-room terraced house in Stratford, E15, sold for £454,000 off a guide of £250,000.

However, three commercial investments expected to attract residential buyers looking to diversify  failed to sell on the day.

The largest was Blackburn House in Norwich, Norfolk, let to Trillium, on assignment from the Department for Work and Pensions, until 2030. The building produces £164,000 pa and is underlet in its entirety to retailer Cotswold. It was guided at £1.5m-plus and is available for £1.64m.

The other two are office buildings in North Yorkshire, let to the Department for Communities and Local Government for 10 years from 1 April 2018, with tenant-only breaks in 2023.

Theatre Buildings in Billingham, a 7,000 sq ft office building producing £57,000 pa, was guided at £600,000-plus and is available for £675,000; and Portland House in Redcar, a 10,000 sq ft block producing £75,000 pa, was guided at £800,000-plus and is available for £870,000.
