Berkeley has submitted plans to Hammersmith & Fulham Council across two adjoining but separate developments for nearly 2,500 new homes, with buildings up to 40 storeys, in Fulham, SW6.
St George has submitted an EIA application for Chelsea Creek, while St William, its joint venture with National Grid, has submitted an EIA application for the Fulham gasworks.
Fulham gasworks proposes 2,000 new homes and is planned to be built out with sales complete between 16 and 27 years after commencement.
A full application has yet to be submitted for the plan which, if approved, would supersede a previous St William application submitted in 2016 for 1,375 homes, up to 27 storeys.
More recently, St George has submitted a new EIA application for Chelsea Creek that would supersede two remaining buildings yet to be delivered within the original consent, most of which has been built and occupied.
Some 450 homes spanning 30 storeys would replace buildings consented at eight storeys.
Planning documents state: “The proposals present a significant opportunity to provide much-needed market and affordable homes for Hammersmith & Fulham.
“The proposals represent an intensification of the site in accordance with the newly adopted Local Plan and draft London Plan.
“Hammersmith & Fulham’s adopted new Local Plan (2018) identifies five key regeneration areas for strategic redevelopment, with the site being located within the South Fulham Riverside Regeneration Area.
“The SFRRA increases the indicative number of residential dwellings to be delivered within this area from 2,200 to 4,000 by 2035 with 500 new jobs.”
Berkeley declined to comment.
