St George wins consent for Brent scheme

St George has won planning consent from Brent Council for the redevelopment of Northfields Industrial Estate in Alperton.

The Berkeley Homes subsidiary will provide 2,900 new homes as well as 140,000 sq ft of industrial space, in line with the Greater London Authority’s policy objective around no net loss of industrial floorspace capacity.

The industrial workspace, warehousing and/or distribution space will be provided within a multi-storey building known as The Generator, south of the River Brent, fronting the North Circular Road.

To secure the early delivery of employment space on the site, the council is seeking the provision of a temporary ‘creative quarter’ at the start of the construction period that would provide small, flexible workspaces offering seed-bed units or incubator space for start-up businesses and entrepreneurs.

The detailed first phase element will provide 400 homes, with 35% affordable housing across the entire scheme.

The development is expected to be constructed over a period of 19 years, commencing in 2019 with completion by 2038.
