Manchester office take-up rises by 58%

Manchester city centre office take-up topped 769,000 sq ft in the first half – 58% above the same period in 2017 – according to the Manchester Office Agents Forum.

Take-up in Q2 hit 327,035 – 15.7% above Q2 2017 – following on from the most active first quarter on record.

Some 76 office deals were completed in the city centre in Q2, the largest of which was 53,839 sq ft let to WSP at Ask Real Estate’s First Street.

Other deals included 39,934 sq ft let to Handelsbanken at AEW’s 101 Barbirolli Square and 34,507 sq ft at Epsilon Real Estate Partners’ Aeroworks let to travel company On the Beach.

Take-up in Salford Quays [main pic] and Old Trafford totalled 121,457 sq ft in H1 2018 – a 30% increase, year-on-year – with the largest deal being Regus taking 22,123 sq ft at Centenary House.

South Manchester recorded 385,265 sq ft of lettings in the first half, which was 16% above the same period in 2017.

Andrew Cooke, associate surveyor on Savills Manchester office agency team, said: “After the best first quarter on record, office take-up in Manchester city centre continued robustly in Q2. There remain numerous large deals in the pipeline for the second half of this year, meaning Manchester looks set for a very strong 2018 performance.”
