Broadway Malyan takes Waterloo HQ space

International architectural practice Broadway Malyan has agreed a 10-year 12,300 sq ft prelet at The Estate Office Shoreditch’s Holmes House in Waterloo, SE1, as its new headquarters.

The firm will pay £51.50 per sq ft for the office, which was occupied previously by the British Transport Police.

Broadway Malyan has taken temporary accommodation at 46 Loman Street, SE1, while Holmes House undergoes refurbishments.

Rupert Cowling, partner at Union Street Partners, which advised The Estate Office Shoreditch, said: “Finding suitable HQ accommodation within walking distance of Waterloo Station is challenging for occupiers due to very limited availability.

“Aware of the supply constraints, Broadway Malyan was willing to agree a prelet with the landlord committing to fully refurbish the building to a mutually agreed specification.”

Union Street Partners and JLL acted for The Estate Office Shoreditch. Broadway Malyan was unrepresented.
