Epping Forest College to sell 15-acre Loughton site

Epping Forest College has instructed Knight Frank to sell 14.8 acres of college land in Loughton.

Knight Frank is marketing the site on an unconditional basis and expects offers in excess of £20m.

The development is spread over two sites on Borders Lane, in the suburb of Debden, 1 mile from Loughton town centre and approximately 16 miles north east of central London, with close transport links.

The first (site A) consists of 3 acres, currently comprising former college buildings that were vacated in 2011. The second (site B) comprises 11.8 acres previously used as the college playing field.

The two sites were allocated within Epping Forest Council’s Local Plan as suitable for residential development in 2017 and could allow for around 630 homes. In 2016, the Conservative councillors voted to remove covenants from the land, which was previously restricted for education or healthcare use, hoping to open the site up for residential development.

“It offers a unique opportunity to develop two sites in close proximity to an underground station and within walking distance of the established and fashionable address of Loughton.”
