CCLA has sold the freehold for the Currys PC World site in Wembley’s Alperton.
Knight Frank sold the freehold for over £13m, after it was marketed at £10m.
The site at 416 Ealing Road spans 1.24 acres. Brent Council has given pre-application advice for the site, which could hold 101 homes with around 5,000 sq ft of ground floor retail space.
The building is let to DSG Retail for a further two years with a rent of £450,000 per year over 18,761 sq ft, equating to £24 per sq ft.
Dominic Walton, capital markets partner at Knight Frank, said: “The price achieved reflects the fantastic development opportunity that this represents, in an area already benefiting from new housing, infrastructure and public realm.”
Anthony Kazan, residential development partner at Knight Frank, said: “We are seeing more development activity and land coming forward to take advantage of the local authority’s drive to regenerate the area.”
