Plans revealed for St James’s Market regen phase two

The Crown Estate and Oxford Properties have unveiled proposals for the second phase of the regeneration at St James’s Market.

The mixed-use development comprises 200,000 sq ft of offices, new retail and dining space, with additional new public space for the West End.

It seeks to replace the old 1960s St Albans House and Samuel House and others adjacent to St James’s Market, bordered by Norris Street, Haymarket, Charles II Street and St Albans Street.

The scheme, designed by Make Architects, includes enhancements to the Grade II listed Carlton Cinema on Haymarket, which will see the removal of advertising hoarding and cleaning of the front elevation.

The St James’s Market Partnership jv estimates around £7m in Community Infrastructure Levy for the local area and a significant reduction in congestion and pollution from servicing and refuse vehicles.

The partnership has launched a public consultation, with an two-day public exhibition on 26 and 27 February.

James Cooksey, director of the Crown Estate’s central London portfolio, said: “We believe this second phase of development would play a central role in the continuing regeneration of the area, a process which was kickstarted with the original St James’s Market development.”

The development at St James’s Market between Regent Street, St James’s and Haymarket launched in 2016. It has seen the creation of 210,000 sq ft of modern office space, six flagship retail stores and high-end restaurants.
