Moda and Apache partner with North Star on £200m York regen

Moda Living and Apache have partnered with North Star to deliver a £200m resi-led scheme in York.

The scheme on the nine-acre former gasworks site will deliver 450 build-to-rent homes that Moda will own and operate, plus 260 market-sale homes developed by North Star.

Moda and Apache Capital will also provide more than 20,000 sq ft of on-site amenity space, including shared lounges, health and wellness zones, communal workspace, extensive roof gardens and dining space.

The brownfield site has been vacant for more than 10 years. The partners will also look to deliver retail, cafe or community use, seeking to reconnect the surrounding neighbourhoods with extensive public realm and new pedestrian and cycle links.

With the masterplan designed by DC Architecture, the Moda flats will be a mix of sizes ranging from studios to three-bedroom homes, offering secure long-term tenancies of up to five years. Residents will also be able to use the MyModa app, which allows them to pay bills, organise social events and acts as a digital door key.

Tony Brooks, managing director at Moda,  said: “York is the UK’s first gigacity and has two thriving universities, by creating high-tech, socially connected communities, we hope to contribute towards the retention of emerging university talent.”

Richard Jackson, co-founder and managing director at Apache Capital Partners, said: “Our focus is on creating value for our investors, and regeneration sites like Heworth Green, where we can help shape the future of a whole area, sit perfectly within our acquisitions and longer term operational strategy.”

This will be Moda’s second scheme in Yorkshire and its 10th scheme in the UK, also developing 515 homes for rent at SOYO Leeds, a key part of the the cultural district in Leeds city centre.
